Toll Brothers has acquired a 23-acre parcel within Frisco Station to construct a new neighborhood of 70 luxury single-family residences, expanding the residential footprint of the 242-acre mixed-use development.

The planned enclave will feature one- and two-story custom home designs ranging from 2,800 to 4,700 square feet, situated on 64-foot-wide lots. Located along the North Platinum Corridor, the neighborhood provides direct access to Frisco Station’s 30-acre park and trail network and sits within walking distance of The Star District.

Addressing High Demand Amid Land Scarcity

The land transaction, finalized on August 18, 2026, brings high-end housing to an area where developable residential land is increasingly scarce.

“This partnership allows us to deliver premier single-family housing at a time when available land across Frisco is extremely limited,” said Mike Berry, president of Hillwood and general partner of Frisco Station. Berry emphasized that the neighborhood expands living options for corporate professionals working in the surrounding business hub who want short commutes.

Toll Brothers President Jay Saunders noted that the community aims to blend high-end home designs with central access to the city’s premier amenities. “This development offers an elevated standard of living in the heart of Frisco, giving residents convenient access to exceptional dining, retail, entertainment, and top-performing schools,” Saunders stated.

Project Timeline and Commercial Momentum

Construction on the 70-home community is scheduled to break ground in spring 2027, with sales officially opening to buyers in fall 2028.

The residential expansion coincides with steady commercial growth across Frisco Station. The master-planned district—which includes planned medical office space, three hotels, and extensive retail options—recently secured nearly 50,000 square feet of new commercial leases, bringing its office facilities to 48% occupancy.
