Ramble by Hillwood Opens in Celina: $4 Billion Master-Planned Community Brings Parks, Trails, and 4,000+ Homes

CELINA — A new milestone in North Texas growth is set for May 14 as Ramble by Hillwood officially opens in Celina with a ribbon-cutting ceremony. The 1,380-acre master-planned community is expected to eventually reach a projected value of $4 billion once fully built out.
The development stretches between Preston Road and Custer Road, placing it just minutes from Celina’s historic Downtown Square.
Nature-Focused Community with Parks, Lakes, and Trails
Ramble by Hillwood is designed as a nature-centered residential community featuring extensive green space and outdoor amenities. Plans include:
- Nearly 220 acres of public parks and open spaces
- 28 acres of recreational lakes
- 30 miles of interconnected walking and biking trails
- A 7-mile linear park known as the Ramble Trailway
- A future national parks-inspired amenity center, along with two additional community centers
Developers say the layout is intended to blend residential living with outdoor recreation and long-term sustainability.
4,000+ Homes Planned Across Six Phases
The community will be developed in six phases and ultimately include more than 4,000 homesites. Housing options will range from mid-$400,000s to over $1 million, with both custom and move-in-ready homes planned.
The project is being developed by Hillwood Communities, a division of Perot Companies, which has received multiple industry recognitions, including seven Dallas Builders Association Developer of the Year awards.
Developer Emphasizes Long-Term Vision for Celina
Hillwood Communities President Fred Balda said the project reflects a long-term approach to development in rapidly growing cities.
“Ramble by Hillwood represents our commitment to building high-quality communities in fast-growing areas,” Balda said. He added that the project was designed in coordination with local stakeholders to ensure it aligns with Celina’s character and growth plans.

The official opening ceremony is scheduled for 11 a.m. on May 14 at 2287 Preston Road. Expected attendees include:
- Texas Land Commissioner Dawn Buckingham
- State Representative Keresa Richardson
- Celina Mayor Ryan Tubbs
- Hillwood Chairman Ross Perot Jr.
- Dallas Regional Chamber Chairman Darcy Anderson
