A Texas-based developer is expanding its footprint in Downtown Dallas with a new luxury housing project in the East Quarter. InTown Homes has officially opened sales for its latest development, the Brownstones at East Quarter, marking its first townhome community in the downtown area.

The project introduces a rare housing format for the city center, where residential development has traditionally been dominated by high-rise apartments and condos.

A Shift Toward Brownstone-Style Living in Downtown Dallas

According to sales consultant Brit Ewers, who has worked with InTown Homes, the new project reflects a shift in downtown living preferences.

She described the concept as a move toward more traditional urban housing, stating that brownstone-style homes bring “scale, rhythm, and livability” similar to nearby neighborhoods like Uptown and Bishop Arts into the heart of the city. She added that the project offers a strong opportunity for buyers who want central city living.

Project Details: 38 Luxury Townhomes Planned

The Brownstones at East Quarter will be a gated community consisting of 38 four-story townhomes located at 2401 Canton Street, near Commerce Street and Cesar Chavez Boulevard. The site also sits close to an Interstate 45 on-ramp, offering direct regional access.

Key design and layout features include:

  • Four-story brownstone-style residences
  • Floor plans ranging from 2,150 to 3,300 square feet
  • Initial three-bedroom layouts up to 2,454 square feet
  • Pricing ranging from $799,900 to $864,900

At present, six homes along Commerce Street are available for purchase, with additional phases planned as development continues.

Location Tied to Historic and Emerging Districts

The East Quarter development sits in an area once known as Dallas’ “Auto-Row” district during the 1920s. The neighborhood has since undergone steady redevelopment, transforming into a mixed-use urban district.

The project is positioned near several major Dallas destinations, including:

  • Dallas Farmers Market
  • Deep Ellum
  • Central Business District

Developers say the location reflects growing interest in walkable, centrally located residential communities.

Part of a Broader Downtown Housing Trend

InTown Homes, which already operates communities in Houston, Austin, and the Dallas-Fort Worth region, is entering downtown Dallas at a time of ongoing change in the city’s commercial core.

While several major corporations have announced departures from downtown—including AT&T, Neiman Marcus, Fifth Third Bank, the Dallas Mavericks, and the Dallas Stars—residential development has continued to expand.

According to Downtown Dallas Inc., the area contained more than 11,300 rental units and 838 townhomes and condos as of late 2025, with a population approaching 16,000 residents.

Expanding Residential Identity in Downtown Dallas

The Brownstones at East Quarter adds a new layer to downtown’s evolving housing landscape, offering a low-density, design-focused alternative to high-rise living. As construction and sales progress, the project is expected to contribute to the ongoing transformation of East Quarter into a more residential urban neighborhood.
