The Dallas Mavericks are preparing to remain within city limits following their recently announced relocation plans. The NBA franchise’s future arena will be built on the former Valley View Mall property in Far North Dallas, a site that has sat largely vacant for several years after the mall’s demolition.

While the team will continue to call Dallas home, the location places the Mavericks significantly closer to Richardson than to downtown Dallas.

Where Is the Valley View Site?

The former Valley View Mall property is located at the northwest corner of Interstate 635 and Preston Road in Far North Dallas. Positioned between the cities of Addison and Richardson, the site lies roughly 10.5 miles north of downtown Dallas.

Its location places it within one of the region’s busiest commercial corridors and near several established residential communities.

What Surrounds the Property?

Less than a mile away is Galleria Dallas, one of the Dallas-Fort Worth area’s most visited shopping centers. To the south sits Preston Hollow, an affluent Dallas neighborhood where home values regularly exceed $1.5 million, according to real estate data from Redfin.

To the east, Richardson boasts a median household income of approximately $104,000, exceeding the regional average by about 12%, based on recent census figures. West of the site, Addison is known for Addison Circle, a mixed-use district centered around a large public park that hosts major events, including the annual Oktoberfest celebration.

Public Transportation Access Remains a Challenge

The Valley View area is technically accessible through the Dallas Area Rapid Transit (DART) network, but travel times may be less convenient for many fans.

DART’s Route 22 bus, which operates between Garland and Addison with service approximately every 20 minutes, connects the area to stations on the Red, Orange, and Silver rail lines. However, reaching the site often requires at least one transfer and can take around an hour for many travelers.

By comparison, the Mavericks’ current home at American Airlines Center is located next to Victory Station, which provides direct access to multiple rail services, including DART’s Green and Orange lines and the Trinity Railway Express.

The Rise and Fall of Valley View Mall

Valley View Center was originally developed during the 1960s and 1970s before undergoing a major expansion in 1982. For years, it served as one of North Dallas’ prominent retail destinations.

The mall’s fortunes began to decline around the early 2000s. In 2010, the property’s previous California-based owners defaulted on more than $100 million in debt, leading to a change in ownership.

Dallas-based Beck Ventures, led by developer Scott Beck, acquired the property in 2012. The company currently controls the primary parcel and is expected to retain ownership until the Mavericks finalize a purchase agreement. The franchise is also anticipated to secure agreements involving neighboring parcels owned by other landholders.

Retail Decline and Redevelopment Efforts

The departure of major anchor stores—including Macy’s, Dillard’s, and JCPenney between 2008 and 2013—accelerated the mall’s decline.

In 2016, plans emerged to redevelop the property as “Dallas Midtown,” a large mixed-use community featuring residential, retail, and commercial development. However, most of those proposals failed to move forward as originally envisioned. Following legal action by the City of Dallas over multiple code violations, most of the mall was demolished in 2019. A movie theater and several remaining structures survived temporarily, but the theater later closed after the COVID-19 pandemic.

During its final years, the abandoned property experienced repeated fires and was designated by Dallas police as a habitual criminal property. The remaining structures were ultimately removed in 2023.

A New Chapter for the Site

Since the final demolition, the property has remained an empty lot. That is expected to change as plans advance for the Dallas Mavericks’ new arena, transforming one of North Dallas’ most recognizable former retail sites into the franchise’s future home.
