Dallas Considers Private Operator for Historic Majestic Theatre

City officials are reviewing a possible public-private partnership that could reduce operating costs, expand programming, and increase revenue at the downtown Dallas landmark.

Dallas is considering a new operating model for the historic Majestic Theatre that would place day-to-day responsibilities with a private partner while preserving the venue’s cultural mission.

City staff have begun early discussions about a potential public-private partnership for the downtown theater, according to a memo sent to the City Council late Friday by City Manager Kimberly Bizor Tolbert.

City Looks to Cut Costs and Expand Programming

The proposal under consideration would aim to lower city expenses while increasing both revenue and the number of performances and arts events held at the Majestic Theatre.

Dallas officials are reportedly leaning toward a triple net lease structure, an arrangement that would transfer operating, maintenance, and related property responsibilities to a private operator. Under that model, the city would retain ownership of the theater while shifting much of the financial burden of running the venue.

Majestic Theatre Remains a Key Cultural Venue

Opened in 1921, the Majestic Theatre is one of downtown Dallas’ most recognizable historic venues. The building is owned by the city and is currently managed by the Dallas Office of Arts and Culture, which also has offices on the theater’s fourth floor.

Tolbert said the effort is consistent with Dallas’ broader cultural plan, which prioritizes maintaining and improving existing arts facilities rather than developing new ones.

No Operator Named Yet

City officials have not identified a specific company or outside organization to take over operations.

The discussions remain in the early stages, and no formal agreement has been announced.

Briefings Expected in May, Council Review Possible in June

According to the memo, city staff expect to brief municipal boards and City Council committees in May. If negotiations continue to advance, the full City Council could take up the issue in June.

For now, Dallas is evaluating whether a private partnership could help secure the long-term future of the Majestic Theatre while strengthening its role in the city’s arts and entertainment landscape.
