Construction on $3B The Mix Development in Frisco Reaches One-Year Mark

Construction on The Mix, a $3 billion mixed-use development in Frisco, has passed the one-year milestone as work continues on the project’s first phase.

Ground broke in January 2025 on Phase 1, which covers 28 acres along Lebanon Road and the Dallas North Tollway. The initial phase includes 635 residential units, 115,000 square feet of office space and more than 100,000 square feet of retail space, highlighted by Frisco’s first Whole Foods location.

Tim Campbell, head of development for The Mix, said crews have made steady progress on infrastructure, retail buildings and residential components. Plans are also moving forward for office buildings and structured parking.

“This will be a place for everyone,” Campbell said. “Dining, entertainment and shopping all set in a vibrant, walkable community.”

A six-story residential parking garage is expected to be completed next month. Construction on the office building and its accompanying freestanding parking garage is anticipated to begin within the next two months. Retail tenants, including Whole Foods, could start interior buildouts later this summer, while the office component is projected to be ready for interior work by summer 2027.

Exterior construction on the residential portion is expected to wrap up by the end of 2028, with interior buildout beginning in 2027. The overall project will be delivered in three or four phases.

When fully built, The Mix is planned to include approximately 2 million square feet of office space, 375,000 square feet of retail and dining space, and 3,299 residential units.

From “The Hole on the Toll” to Major Development

The site was originally intended for a separate development known as Wade Park, which broke ground in 2014. The project stalled after its developer filed for bankruptcy in 2017, leaving behind a large excavation for a planned underground parking garage. The unfinished site became known locally as “the hole on the toll.”

Frisco City Council approved development plans for The Mix in 2023, followed by a $113 million incentive agreement in 2024.

Phase 2 Plans and Underground Parking

Design work is underway for Phase 2, which includes completion of the long-planned underground parking garage with more than 3,000 spaces. Before moving forward, developers pumped approximately 50 million gallons of water out of the excavation late last year.

Campbell said engineers are now evaluating structural improvements needed before construction can resume. While retaining walls remain intact, the foundation will need to be rebuilt.

Under the city agreement, the underground garage is scheduled for completion by 2033. Phase 2 also includes a 9-acre central park, 150,000 square feet of additional retail space, at least 500,000 square feet of office space and more residential units.

Campbell said work on Phase 2 could begin alongside continued progress on Phase 1 once design plans are finalized.

The long-anticipated project is positioned to transform one of Frisco’s most visible undeveloped sites into a large-scale, walkable mixed-use destination.
