TYLER’S Named First Retail Tenant at Frisco’s Firefly Park Development

TYLER’S, a Texas-based retailer known for athletic and lifestyle apparel, has been announced as the first retail tenant at Firefly Park, a multi-billion-dollar mixed-use development planned in Frisco near U.S. 380 and the Dallas Parkway. Developers confirmed that TYLER’S has signed a lease for a 16,653-square-foot space on the ground floor of Aurora, an 18-story residential tower that will serve as a key anchor of the project’s first phase. The store will account for approximately 13% of the retail footprint in phase one.

The new TYLER’S location is expected to open in fall 2027, coinciding with the completion of Firefly Park’s initial phase.

Phase One Plans Include Retail, Housing, Offices and Hospitality

Firefly Park’s first phase is designed to create a walkable destination combining residential, retail and office components, along with hospitality and event-focused amenities. Plans for phase one include approximately 123,000 square feet of retail space, 420 residential units, and around 175,000 square feet of office space. The development will also include a hotel component, including a Dream Hotel, as well as a wedding chapel and event center. Developers said additional retail tenants are expected to be announced soon as leasing continues. Kyle Wilks, president and CEO of Wilks Development, said TYLER’S fits the vision of the project and the experience being built in Frisco.

“TYLER’S is a natural fit for Firefly Park and the experience we’re creating,” Wilks said. “Their energy and authenticity align with our vision for a highly walkable, nature-forward destination in Frisco’s evolving urban landscape.”

TYLER’S Continues Expansion Across Texas

Founded in Tyler, Texas, in 1978, TYLER’S has grown into a popular retailer carrying more than 350 brands, including The North Face, Patagonia, Free People and UGG. The Firefly Park store will become the company’s ninth location in Texas. TYLER’S owner Dale Grimes said the Firefly Park development reflects the type of community environment the brand looks for when expanding. “Firefly Park reflects exactly what we look for when opening a TYLER’S in a new community,” Grimes said. “It is a thoughtfully planned, family-oriented space built around connection and shared experiences, backed by a team whose values align with our own.”

Firefly Park Set To Become Major Frisco Destination

Once completed, Firefly Park is expected to span approximately 217 acres and feature 4 million square feet of Class A office space, 400,000 square feet of retail, dining and entertainment, nearly 2,000 residential units and townhomes, and about 1,200 hotel rooms. The development will include a central 45-acre park with ponds, trails, outdoor art installations and year-round gathering areas.

With several major projects expected to break ground by the end of 2025, Firefly Park is projected to represent a total investment ranging from $2.5 billion to $4 billion, positioning it as one of the largest developments planned in Frisco’s next stage of growth.
