McKinney Plans $200 Million Cannon Beach Surf and Adventure Park

The City of McKinney is moving forward with plans for Cannon Beach, a $200 million surf and adventure destination that aims to transform recreation and tourism in North Texas. The 35-acre development is proposed for the northeast corner of Stacy Road and State Highway 121, with construction expected to begin in 2025.
Cannon Beach is designed as a multi-use destination anchored by a four-acre surf lagoon, bringing ocean-style recreation to North Texas. The project will also include a resort-style hotel, dining and entertainment venues, office space and family-focused attractions.
Developer Cole Cannon said the project is envisioned as a destination for a wide range of visitors, from families and thrill-seekers to business professionals. City leaders say the development aligns with McKinney’s long-term vision for economic growth and quality-of-life enhancements.
At the center of the project will be a full-service hotel featuring a rooftop pool, event and wedding spaces, lounge areas and cabanas with food service. The resort will sit alongside a sandy beach and connect directly to the surf lagoon and other water attractions, including cliff diving and a stationary surf wave.
Plans also call for a variety of land-based entertainment options such as a skate park, movie theater, bowling alley, health club and indoor recreation facilities, creating a year-round destination for residents and visitors.
McKinney Mayor George Fuller described Cannon Beach as a transformative project that responds to community demand for family-oriented amenities while strengthening the city’s position as a regional destination. City officials expect the development to generate long-term economic benefits while enhancing McKinney’s recreational offerings.
The project is a partnership between the City of McKinney, the McKinney Economic Development Corporation, and the McKinney Community Development Corporation. Final site plans and incentive agreements, including infrastructure support and tax rebates, are expected to be reviewed in early 2025. The first phase could open as early as 2026.
In addition to tourism and entertainment, Cannon Beach plans to include approximately 100,000 square feet of office space, designed to attract corporations, startups and innovation-focused businesses.
Once completed, the development is projected to create more than 700 local jobs, generate over $2 billion in economic impact over 20 years, and attract roughly 300,000 visitors annually. Cannon Beach recently opened its first surf-focused development in Mesa, Arizona.
